How do we declare our property in France if it is owned by an SCI?
The procedure is slightly different if you have a société civile immobilière (SCI) property ownership company

Most homeowners will already know about France’s new mandatory property form for 2023 as the tax authorities state they have emailed everyone for whom they have a contact email. The Connexion has also covered the topic in-depth.
The biens immobiliers declaration is designed to help the tax authorities to check they have updated information on how properties are used. In particular, this is so as to ensure they know which ones are still eligible for the taxe d’habitation local property tax following its abolition for main homes.
The declaration must be submitted by all homeowners, including those who have their property listed under an SCI property holding company (société civile immobilière).
The procedure is slightly different however, in that you need to declare the property via your ‘professional’ tax space, and not your personal one where individual main and second-home owners can find their properties.
Your SCI may already have a professional space, and if it does you will be able to find the declaration there, under the Gérer mes biens immobiliers section.
If you do not have an account, then it is advisable to set one up. If you cannot for some reason, you would need to contact your local service des impôts des entreprises (tax office for businesses).
How do I create a tax space online for my SCI?
You need to visit the tax website impots.gouv then click on votre espace professionel in the top right and then créer mon espace professionel.
You will need to follow the steps to set up the account – there is also an online video tutorial from the tax authorities about this.
Unlike with a personal tax space, you choose your own password for the espace professional as part of the set-up process. You will also need to insert the Siren registration code for the business.
The space is not created automatically, and must be activated after receiving a physical letter from the tax authorities with an activation code.
The code on the letter is valid for 30 days, so if you do not activate your space in this time, you will need to restart the process.
How do I complete the form after this?
Once the space has been created for your SCI select Gérer mes biens immobiliers.
After this, the process of filling out the form is the same for an SCI-owned property as for main and second homes – you can see our step-by-step guide here. However it only needs to be completed once for the SCI, not by all of the company’s members (as for individuals declaring property, however, it should list the adults who have use of it).
